Bi-Monthly Meeting
Meeting called to order at 5:30 P.M. on September 10, 2024

President’s Remarks:
- The July 2024 meeting minutes were approved.
- Special Taxing District for Hunters Ridge Plantation (The Legacy, Landing and Park) roadway improvements. See previous minutes for historical context. Update: The precinct was established and the participating HOA boards are awaiting the county to provide a voter registration list. Upon receipt of the list, 15% of the homeowners will need to be secured on a petition. From there, the petition will be sent to the county for the required three readings at the County Council meetings.
Secretary's Remarks:
- No Report, no new email inquiries since July meeting.
Committees:
Pool (Legacy Pool Coordinator - Grant Reynolds)
- Warranty work was completed on the salt generator.
- The Legacy pool will be closed for the season beginning October 1st.
- The service level has improved since addressing issues with the pool company.
ARB (Ashley Carson, Sharon Carrol, Shannon Garrow)
- ARB violation reported. The building plan submitted by the homeowner was approved, however, the homeowner deviated from the approved materials and specifications for the actual construction. Motion was made to fine the homeowner according to the fine schedule. The motion was unanimously approved. Update: The homeowner changed the roof material to shingles. Additional violations of approved specifications are being evaluated.
Treasurer's Report:
- Four homeowners are significantly in arrears and receiving legal action. Nine homeowners are past due for this year. Delinquent HOA Dues Letters have been sent to all homeowners currently in arrears for HOA dues.
Homeowners Forum - 2 homeowners in attendance.
- Homeowner reported speeding vehicles. Board response: When a homeowner witnesses a violation of the posted speed limit, call the county police to report.
- Homeowner reported commercial vehicles parking overnight. Board response: vehicles of this type are not permitted to park in a driveway overnight. The Board will issue a notice to all homeowners by mail reiterating the governing community rules and guidelines.
- Homeowner reported a safety issue (reduced visibility) due to improper landscape maintenance. Board response: The Board will send a letter to the homeowner.
Meeting was adjourned at 6:30 P.M.
