President’s Remarks:
- The May 2024 meeting minutes were approved.
- The Legacy is at the beginning of the fourth year of a five year limited warranty for road resurfacing that was conducted in October 2020. Therefore, the HOA Board is investigating options for road replacement. The cost for resurfacing the Legacy roadways is estimated to be just over $665,000 which equates to $4,600 per lot. Another option for paying for road replacement is to petition to be a Special Taxing District. To that end, the HOA board met with County Councilman, Mike Masciarelli, on September 21, 2023, to discuss the requirements and logistics for establishing a special taxing district. The County assessment of all Hunters Ridge Plantation roadways was completed which included the cost estimates per community subdivision. The HOA Board President signed an agreement for legal representation. Funds were secured for a retainer for attorney fees from each of the participating HOAs: The Legacy, The Landing and The Park. Update: A meeting was held with our attorney and county representatives.

- Our attorney will be reaching out to both legal counsel for the Villages I & II and the Plantation as well as their respective property management entities to discuss the logistics of opting out.
- Our attorney will be working with the county to get the voter registration roles for our respective areas, including the Villages I & II and the Plantation.
- Next steps: gather signatures using the county report to validate the required 15% to move forward with a petition.
Secretary's Remarks:
- No Report, no new email inquiries since May meeting.
Committees:
Pool (Legacy Pool Coordinator - Grant Reynolds)
- Chemical balance was adjusted to improve water quality.
ARB (Ashley Carson, Sharon Carrol, Shannon Garrow)
- ARB violation reported. The building plan submitted by the homeowner was approved, however, the homeowner deviated from the approved materials and specifications for the actual construction. Motion was made to fine the homeowner according to the fine schedule. The motion was unanimously approved.
Treasurer's Report:
- Two homeowners are significantly in arrears and multiple homeowners are past due for this year. Delinquent HOA Dues Letters have been sent to all homeowners currently in arrears for HOA dues. The next step is to turn unresolved issues over to the HOA's counsel for legal action.
Homeowners Forum - 3 homeowners in attendance.
- Homeowner asked...Are temporary/metal structures permitted? Board response: Board will investigate and report back.
- From May 2024 meeting, homeowner reported that bamboo is overtaking the landscape at the front entrance. Board response: the Board will notify the landscaper. Update: the landscaper has added this service to the maintenance of the front entrance.
