Hunters Ridge Legacy HOA
Bi-monthly Meeting
Meeting called to order at 5:30 PM on March 14, 2023
Executive Board in Attendance
Michael Burrell - President
Grant Reynolds - Vice President
Debbie Tompkins - Secretary
Nikki Villa - Treasurer (Absent)
Bill Petras - At-Large
President’s Remarks:
- The January 2023 meeting minutes were approved.
- The notice for annual dues has been mailed to homeowners by Sisbro. The annual dues will remain $400 per year for 2023. To avoid late fees, please pay by April 1, 2023.
- We entered into a new contract with Long Bay for grounds maintenance. Long Bay will make weekly visits to the Legacy community to identify and address landscaping needs. They recently mulched the pool area.
- We entered into a one year contract with a trapper to reduce flooding issues. Thus far, three beavers and two muskrats have been humanely removed.
- The Plantation HOA is making available gate access cards to the Legacy HOA for $20 each. The HOA Board Treasurer, Nikki Villa, will coordinate payment collection and card distribution for Legacy homeowners. The cost for Legacy homeowners will be $25 per card, the additional $5 is an administrative fee that will be applied to the Legacy HOA general fund.
- The maintenance and upkeep of the entranceway at the intersection of Hunters Trail, Panther’s Parkway, and Buck Scrape Road has been a topic of discussion for quite some time. While the Park HOA has been coordinating maintenance for the last 10 years, they should not have been saddled with this responsibility. This area is owned by the Legacy HOA, and we have a legal responsibility to manage this area. We have obtained documentation from Horry County that clearly establishes the ownership of this area, the easement granted to the four adjoining HOA communities, and the subsequent maintenance agreement for that easement. The Legacy HOA has shared the documentation from Horry County with the Park, Landing, and Village I and II HOA presidents. Given that the Legacy owns the entrance, it is only reasonable that the Legacy HOA should assume its legal responsibility. The Legacy will bill the other 4 HOAs for their portion of maintenance costs as stipulated in the legally binding maintenance agreement.
Secretary's Remarks:
- There were two homeowner inquires via email since January 2023 meeting.
- Multiple homeowners provided an email address for future HOA communications. If you feel inclined, submit your personal email through the Contact Us page.
